Phillip W. Davis

Principal Responsibilities: Property Management, Building Operations, Capital Improvements, Contract Administration and Client Relations

 

Phillip W. Davis possesses nearly 30 years of experience in virtually every facet of property management, brokerage, leasing and financing. As Senior Property Manager with Means Knaus Partners, he is responsible for daily operations of the company’s commercial real estate assets in the Houston portfolio.

Prior to joining Means Knaus Partners, Mr. Davis most recently served as Asset Manager for BGK Group in Santa Fe, New Mexico. He managed more than one million square feet of office/warehouse space. Mr. Davis’ related responsibilities included lease analysis, negotiation and preparation; third-party leasing and management; as well as budget review and cash analysis.

Beginning in 2000, Mr. Davis held the position of Vice President of Marketing for First Diversified Financial Services, a financial advisory firm in Houston, Texas. Working primarily as a marketer of private-equity opportunities, he also placed mortgage transactions, conducted financial analysis of debt and equity and was involved in project development and land brokerage. Immediately prior to this position, Mr. Davis served as an independent real estate broker and construction consultant.

The National Realty Group welcomed Mr. Davis to its Houston offices in 1993. Remaining with the company until 1999, he managed two million square feet of industrial properties. Additionally, Mr. Davis oversaw lease negotiations for approximately 250,000 square feet of commercial property on an annual basis, acting as both an owner and tenant representative. His duties also included budget preparation, annual reconciliations, tenant build-outs, property inspections and capital improvements.

From 1986 through 1992, Mr. Davis was a member of Paragon Group, where he utilized AMSI software for asset-management reporting requirements. He also oversaw numerous aspects of property performance, new project acquisitions and financial projections. Mr. Davis began his career in the real estate sector with Deauville Properties, Inc. in Houston. As assistant to the controller, he was responsible for retail property accounting functions, cash flows, annual property budgets and tenant reconciliations.

Mr. Davis is a graduate of the University of Houston and is a licensed real estate broker in the state of Texas. He has also received his Financial Analyst Certification from Dunn & Bradstreet.
