57,128 Square Feet Leased In Newly Completed One Oak Park
6002 Rogerdale Road at Town Park Drive in Houston’s Westchase District

HOUSTON, September 10, 2009 – Three headquarters leases totaling 57,128 square feet have been signed at One Oak Park, 6002 Rogerdale Road, one block from the Sam Houston Parkway in the Westchase District. Access Mediquip has leased 18,352 square feet; First Continental Mortgage has leased 12,778 square feet and Melton & Melton has leased 25,998 square feet. Completed in April 2009, One Oak Park is now 37 percent occupied. 

One Oak Park was represented by Chip Colvill and Michael Anderson of Colvill Office Properties, leasing agent for the property, a project of Means Knaus Partners L.P. and its financial partner an affiliate of The Carlyle Group. Anthony Squillante and Andy Iverson of Jackson & Cooksey represented Access Mediquip. Access Mediquip, the nation’s first and largest provider of outsourced implantable medical device management solutions, is expanding and moving its headquarters offices. The company will move in late 2009.

Tommy Alexander and Warren Alexander of CB Richard Ellis represented First Continental Mortgage, Ltd. First Continental Mortgage, a Houston-based home loan firm operating in six states, is relocating its headquarters to One Oak Park. Move-in is scheduled for September 2009.

Melton & Melton is one of Houston’s largest locally owned accounting firms and moved into its new headquarters in July 2009.

“In this market, tenants are seeking Class A space in an accessible location for employees who live all over the city,” says Chip Colvill. “One Oak Park’s location adjacent to the Sam Houston Parkway and the Westpark Tollway has been a significant factor in leasing. We have several additional prospects in negotiations and anticipate leasing the remaining vacancy in the near term.”

The 153,000-square-foot One Oak Park includes a six-story office building connected by a covered walkway to a four-level parking garage. The property is situated on 8.4 acres in west Houston at Rogerdale and Town Park. Architect for One Oak Park is Gensler. One Oak Park features energy efficient systems for heating, ventilation and air-conditioning, 6 watts per square foot of electrical service and a parking ratio of 4 per 1,000 square feet.
